The site consists of ten 5m cotton bell tents, set amongst reeds, ponds and woodland. Each bell tent is fully furnished, with an outside firepit. Our bell tent is a comfortable living space for 4 people (they can accommodate up to 2 extra beds, subject to availability).

The Owner Says

Each 5m bell tent has:
  • A groundsheet which is attached to the bell tent
  • Soft rugs on the floor
  • Box table in centre of tent, containing basic crockery (plates, cups, bowls, mugs, cutlery and a tea towel).
  • Fully made thick memory foam bed with bed linen
  • Two fully made single memory foam beds
  • Two low level bedside boxes with lanterns on top and blankets inside.
  • Internal and external lighting
  • Magnetic torch
  • Firepit outside tent; logs are available from the farm, and each pit has log seats outside.
There is also a large communal space in the centre of the site with sofas, tables and chairs, and a small kitchen area with fridges, kettles, toasters and power outlets. You are welcome to bring your own air fryers, microwaves etc - unfortunately due to hygiene reasons we cannot provide these.
Please note:
Linen is provided for up to four guests using the bedding provided. This comprises of a duvet, pillows (1 per person), fitted sheet, a throw and decorative cushions per bed.
We do have a limited number of additional single fitted beds which can be provided for families/parties of 5 or 6, these are priced at £25 per bed.
Not included:
Any towels, additional blankets.
On site facilities:
Drinking water taps, flushing toilets and warm water showers are located at the far end of the site alongside a washing up area with two sinks and space to dry.
Firewood for firepit is available to purchase on site..

Suitable For

We are not allowing other tents, campervans or caravans.
Our site is a quiet, relaxed site and as such we generally do not allow large groups. In some circumstances we can make arrangements, so please contact us!
We are a working farm and cannot allow dogs unfortunately.
No drones. No loud music after 10pm and we expect the site to be quiet by 11pm.


Nearby

Nymans National Trust property and gardens are just 2 miles away at Handcross. The house is open if booked in advance, plus tea rooms, a shop, lots of parking, beautiful gardens and park land to explore.
Borde Hill Gardens (2 miles away at, and is a large country estate with gardens, a cafe and Jeremy's restuarant.
High Beeches Gardens, in Handcross (2 miles) is a private garden with tea room and a great Sunday roast.
Leonardslee Gardens (3 miles) botanic gardens are stunning in summer, and have a colony of Wallabies living there too!
Cuckfield Gold Course is a public golf course situated on the ridge of the Ouse Valley AONB, with a driving range that's open to everyone regardless of ability and age. The 'Room with a View' cafe serves breakfasts and lunches with an amazing view out across mid-Sussex.
Q Leisure, Albourne (5 miles) is an activity centre where you can try go-karting, paint-balling, archery, clay pigeon shooting, and axe throwing.
Ardingly Reservoir (5 miles) is a large public reservoir with a watersports centre offering sailing, kayaking, windsurfing. Nice for a walk and even nicer for a swim.
Bolney Wine Estate (2 miles) is an award winning wine estate with some of the best English wine around. They offer vineyard tours, wine tasting packages and there's also a lovely cafe there too.

Food & Drink

Pubs & Restaurants:
The Victory Inn, Staplefield (1 mile) is a village pub with a nice, reasonably priced food and a lovely outdoor dining area.
The Jolly Tanners, Staplefield is an old school pub with a massive selection of craft ales
The Bolney Stage (3 miles) is situated in a 16th Century coach house, with oak beams, big fireplaces and large outdoor area with heaters and space for the children to run around.
The Eight Bells in Bolney is a nice village pub with a friendly atmosphere and decent food.
The Half Moon, Warninglid (1.5 miles) is another village pub with a nice outdoor area and great pub food.
Cuckfield (1 mile) hosts many fine places to eat and drink:
The Talbot, situated in Cuckfield's high street offers formal and casual dining as well as a great selection of beers and a deli selling local produce.
The Rose and Crown is another Cuckfield popular pub.
Jeremy's Restaurant is a local favourite, fine dining in a lovely setting with friendly, helpful staff.
Cafe Elvera is extremely popular, offering good quality, local food at a decent price.
Ockenden Manor, Cuckfield, is a beautiful restaurant that once had a Michelin star, situated in the grounds of a 15th Century Manor house turned hotel.
The Corner House, does great breakfasts, as well as good sandwiches and coffee.
Heritage Restaurant in Slaugham is a new restaurant run by Great British Menu champion Matt Gillan, well known for his signature Goat dish.

Shopping:
The Victory Inn in Staplefield run a small shop out of the pub selling eggs, milk and meat.
Cuckfield Co-op (1 mile) is a well stocked Co-op with all the essentials.
Tom's Food, Cuckfield stocks healthy local produce. It also offers private dining experiences in the evening too. Tom lives in the village and his meals are very popular.
Haywards and Hewitt butchers are situated on our farm, and sell meat BBQ packs and Breakfast boxes. Some of the meat has been produced at Holmsted and the rest from our other farm locally.
Jeremy's Corner Service Station (1 mile) is a short drive down the A23, the only place nearby with a 24 hour alcohol license.
Supermarkets - Sainsburys and Waitrose are in Haywards Heath (10 minute drive). There are a number of chain restaurants and shops in the town.
