About Stud Farm Telscombe Village

Our picturesque campsite is located just off the beautiful South Downs Way, offering pitches for tents and camper vans only, (sorry no caravans or motor-homes). The site is within an Area of Outstanding Natural Beauty with breathtaking views over the Downland and sea. Where ever you pitch you are guaranteed a view and peaceful stay. It's also only a 20 minute stroll from the  gorgeous Sussex coast and within easy reach of Brighton and many other attractions.

The site is purposefully basic but does offer a flushing toilet facility with 2 basic showers. A washing up area and 2 drinking water taps. Please do not expect power showers though, due to our our location right on top of the downs! Fire pits can be hired to create a camp fire or barbecue (camp fires directly on the ground are NOT permitted). Logs & fire lighting packs can be purchased along with breakfast & barbecue hampers & marshmallows. The campsite is dog & family friendly and you are able to park next to your chosen pitch. This is an ideal location for walkers and cyclists.

Stud Farm is a mixed working organic farm. Previously a horse stud and home of a Grand National winner in 1902. It is now a working sheep farm, along with pigs and arable farming. Race horses are still trained here under the trainer Camilla Poulton. We produce our own lamb, pork and a range of sausages, pork & lamb burgers, all available for purchase and along with our free-range eggs can be supplied to hungry campers! We don't have a farm shop.The beautiful farm house offers B&B with equine companions welcome. Perfect for a ride along the South Downs way.

We are based in lovely Telscombe, a historic and picturesque village recorded in the Domesday Book. It is nestled at the foot of the South Downs with Telscombe Tye to the South. It houses the ancient church of St.Laurence which dates back to the twelfth century. Stud Farm forms part of the village along with the village Hall and houses such as The Manor and the Old Rectory. It has less than 50 inhabitants and therefore still remains quiet and unspoilt.

Booking Policy

  • Outstanding balances will be taken 6 weeks prior to your arrival
  • Saturday - Thursday: Check-in times are 14:00 or 17:00
  • Friday: Check in times are 14:00, 17:00 and 19:00
  • Bell Tent check in time from 3pm
  • Please state your ETA in the notes section
  • Check out time is strictly by 12pm
  • Please only use firepits (available for £5 per night). No burning directly on the grass in any other areas
  • Please ensure that all rubbish is cleared up and taken home
  • We welcome our canine friends but please keep them under control at all times and clean up after them
  • Please respect quiet hours and keep noise levels to a minimum between 9pm – 7am
  • If walking around the adjacent land, please keep to the footpaths and respect any crops that are growing and respect our neighbour's peace, quiet & privacy

Cancellation Policy

  • All bookings are non-refundable within 28 days of the arrival date.
  • Any bookings cancelled prior to 28 days of arrival date will be subject to a refund minus the 50% deposit

My thoughts about Stud Farm

I absolutely loved my stay there is nothing bad to say as the farm is amazing the views are to die for and the showers and toilets are clean and probably the best I’ve used in ages of doing this…I would 100 percent recommend we walked the lane to get the bus (15 mins) which they kindly helped us with got the bus to Brighton had a day there then got the bus back (24/7) no problem

A wonderfully remote, quiet site with stunning views and good facilities

Facilities were very good - clean toilets and showers, washing up area. Views were stunning, pitches were large, communication with those running the site was easy. It was windy up on the Downs but in this heat, that was a blessing. Easy access via the footpaths / bridleways to the coast but by car you have to drive 10 mins to reach shops and towns. We loved our stay here, thank you.

Perfect location

A fabulous quiet spot on the top of a hill, (can be a bit exposed if it’s windy). Gorgeous views, basic facilities (but clean and absolutely fine). Lovely walks in the surrounding hills and an easy walk to Brighton beneath the cliffs.

We have been coming here for 4 years. Started off with a small tent then a trailer tent and now a campervan. We love this place can't get enough of it but [depends on what you want or expect]. It is a field with always Immaculate toilet and shower facilities, sometimes showers are not piping hot, as we have heard from others but they work and are not cold. ( you will never please everyone) The views are amazing, if you like fresh fish West Quay Fisheries in Newhaven is the place to go, staff there cannot be anymore helpful. Local shops in Seaford and Peacehaven are also very nice with again lovely staff. Talking of staff Hayley and Paul could not be more helpful and friendly. We have seen them jump start peoples vehicles when they have flat batteries (which I am sure they don't have to) We have read other comments regarding them and have honestly never found them rude or unapproachable. Back to Stud Farm, beautiful, clean and peaceful, perfect for walks or dog walks if you have them. Our dog loves it and now even knows the way to the field across the way and other walks. We will keep coming back. If it is a one night stop it is perfect if it is a week or more it is perfect. We cannot fault it.

Stunning views very quiet !!

I didn't book i just turned up and wanted to have a look before committing. I was warmly welcomed by Paul and Hayley, they were really chilled. The views are spectacular i immediately wanted to stay. Paul said choose your plot mine looked out towards the sea. Toilet and shower facilities spotlessly clean. A 15 min bike ride away is Telscombe cliffs and there after a fabulous bike ride along the water front to Brighton and on !! Lovely campsite in beautiful surroundings

We loved our stay at Stud Farm. The campsite is in a gorgeous setting and has good facilities (shower, toilet, washing up area) in a relaxed vibe. The pitches are a great size with plenty of choice. The eggs we bought from the farm were delicious. We loved the fact we could have a camp fire as not all sites allow this. We will be booking to stay again.

Perfect spot for overnight stay in our van

We had a great stay at Stud Farm - views are spectacular, and Telscombe is one of the nicest spots in the South Downs. Campsite facilities were very clean and we enjoyed a lovely walk down Telscombe Tye to the sea, with skylarks in the grass meadows. Definitely on our list for a return stay.

The perfect camping site?

This was our very first time camping (at the age of 60!) in a tent, and we are so glad we chose Stud Farm! Everything was easy from start to finish. Bay 20 was a perfect pitch next to the ponies, a lovely big space with only one neighbour! Only disadvantage of that being it's the furthest pitch from the toilets/shower block, but we didn't mind that. On that note, toilets and showers were immaculate, cleaned often and respectfully used by other families. The owner was very friendly and did tour round the site to check everyone was OK. Had a chat to lovely Di who looked after the ponies and will visit her stables next time we are here. Will definitely book again and maybe be brave and try to cook something next time....the many barbecues smelled delicious! All very relaxing even with a hyper active Boston Terrier! Thanks again to all at Stud farm!

Welcoming, beautiful viewa

Stayed here with my daughter for one evening whilst my wife cycled the London to Brighton charity ride. We had a lovely stay. There were some other noisey guests which was slightly irritating but this isn’t a reflection on the campsite. Plenty of space. Good loos and showers. Would stay here again for a short break

The Experiment on the Hill

What can one say! What started out as an experiment in a tent turned out to be multi climatic sensation. Within a period of a few days I experienced everything from hot sun, fog, wind, rain, and the cold, to waking up in a soaking wet tent in a cloud that descended on the site. It was great for me as I was testing the conditions for future use and got all the different climates in one trip. I like the site - it is remote, and totally surrounded by countryside with the view of the sea in the distance - very peaceful. The weather is very changeable with a consistent wind (which may not be to your liking) but overall it is a good summertime experience. The facilities are excellent and well maintained, and the price is very reasonable, too.

Wonderful site

Basic site with sinks and toilet/shower block. Showers work well and there are great views towards Peacehaven and the sea. Easy 1 mile walk on footpath to Tesco and pub about 1 mile too. Good for choice of dog walking paths all around the area on the hills. Virginia Wools house 2 miles away is very interesting and busy with wonderful Abergavenny Arms pub which is a great food place.

Good campsite, but quite windy

Exposed on the top of the hill, this campsite certainly gets the costal wind - bring a jumper. It's a great spot near Brighton and the Seven Sisters cliffs. Showers and toilets were good too. My only complaint would be the hosts. Quite intimidating on arrival, telling us we'd be kicked out with no warning if we made any noise after 9pm. It doesn't get dark until 10, don't forget. How the hosts spoke to us certainly made some of my guests feel uncomfortable and anxious.

Beautiful site!

We had a warm welcome from the wardens on Stud Farm before choosing a pitch, and they brought us our pre-ordered firewood once we had settled in. The site is lovely, the views are beautiful and the facilities were immaculate, they were simple (two showers, ladies and gents toilets, drinking water taps, a washing up point and a chemical disposal point, all kept very clean and tidy). The walks directly from the site were amazing and we easily found our way around. The wardens were also happy to recommend local places to visit which was really handy! We loved it so much, we booked an extra night, plus a longer stay later in the year. We're looking forward to returning with family!

A great location with a sea view

The site is clean and tidy, and the grass is cut. The shower and toilets were immaculate. There is washing up facilities and waste disposal but nothing else, this made it feel more like wild camping which for me was perfect.

Wonderful stay in a quiet site with magnificent views

Cracking spot

We stayed with our roof top tent for a couple of nights, we received a warm welcome to a good size pitch with a wonderful view. Short walk to find a pub for dinner followed by a peaceful night. The site has a good loo/shower block and met all our needs/expectations.

Perfect Peaceful Getaway 🌿

Had a fantastic stay at this campsite last weekend. The site was peaceful and quiet—perfect for switching off and relaxing. Facilities were spotless and clearly well looked after, which made a big difference. The location is ideal too, just outside some great walking and cycling routes, so there’s plenty to do without needing to travel far. Overall, a really enjoyable experience and I’ll definitely be coming back!

Fabulous few days!

We received a lovely welcome from Hayley and Paul, who were both incredibly friendly and made us feel right at home from the start. The setting is absolutely stunning, with breathtaking views across the English Downs and out to the sea, it’s a truly special spot on the Telscombe cliffs. It’s a more basic stay, but everything you need is there, including a clean toilet and shower block. If you’re looking for somewhere peaceful with beautiful scenery and a warm, welcoming atmosphere, this is a great choice. We would highly recommend it and would happily return.

Idyllic surroundings with sea views and clean amenities.

Driving along Gorhams Lane towards the campsite is a sensory overload of incredible views of a huge valley with rollling hills and chalk cliffs in the backgound. The little village of Telscombe is picturesque. The campsite is set atop a hill so no wind break if it happens to be windy. I came by motorcycle and pitched a tent. I was testing out my new kit so only stayed for two days. I experienced a windy night and then a totally calm day and sunshine. The pitches are 6m x 6m and you can choose your pitch. The toilets and showers are spotless. The water pressure can drop but that was not a problem. Outside sink to wash up. The site is on a working farm so lots of sheep in adjacent fields. Beautiful, stunning views out over the South Downs and the sea. 20 min walk to telscombe cliffs along a stoney road. I wouldn't drive down this road in a car or van unless it was an offroad vehicle. John and Hayleigh were very welcoming and at hand on site if you need any help. They live on site and securiy on my tent and belongings was not a worry. I'm looking forward to going back again mid-summer 2026. Thanks for a peaceful stay.

Amazing views

Found this little gem by chance. So glad we did. Its got amazing views, lovely walks down to Peacehaven and Saltdean and its so peaceful. The facilities are good as well. Its was lovely to stay here for a few nights and the dogs loved it to.

Had a great 2 night stay at Stud Farm, was checked in by a very helpful and friendly person who gave me directions to a nearby shop (15 min walk). Site had generously sized pitches, beautiful views and walks from the gate. Toilet and shower block clean and efficient.

Lovely space

Even tho we arrived late, it was easy to navigate. The bays are a really good size, shower and toilet was good and clean. Views are lovely. Only downside that is nothing to do with the campsite but being on top of a hill, there is a wind issue. All in all we would book again.

Great budget overnight stay

I needed somewhere to stay overnight before watching the Brighton marathon and at £25 I could not complain! I was welcomed by a member of staff upon arrival, gave my name, and asked where is likely to be least windy on site. I was directed to the bottom half of the field which, was definitely more sheltered but it ended up being a blustery night! Not sure if I was unlucky, I get the impression it does get windy on site, but nothing that even my budget tent couldn’t stand up to. Campsite wasn’t full, but there were more people than I expected. Despite this, there was plenty of space, and everyone was quiet and respectful. Any noise was probably drowned out by the wind! Toilets were clean and modern. I was camped at the far end from the toilets but it was only a one or two minute walk which isn’t far at all! The listing had mentioned that the showers are warm at best, with low pressure, so I wasn’t expecting much. My experience of showering once there was that the water was warm for about 30 seconds, then cold for the remainder. Pressure dropped to almost nothing as well. As I said, this was all made clear on booking, so I can’t have any complaints, especially at £25 a night. I would use it as a base again, perhaps not for more than a couple of nights due to the showers. Definitely give this place a go if you need somewhere cheap for a night or two in the area.

A new treasure of a site.

This was our first visit to the site. Situated hight above Telscombe Cliffs with wide ranging views of the South Downs and the sea. So many footpath options to walk from the site. We arrived on an unusually warm April day. Brilliant sunshine and no wind. The site wasn’t busy so we could pitch where we wanted (in a specific strip) in a generously sized pitch between designated posts. We were warmly welcomed and informed of the site procedures and protocols. The toilet shower facilities are immaculately kept; cleaned several times during the day. One of the great pluses for the site. The ablutions unit is straight forward and functional; no frills but made our stay at the site very comfortable. Barbecue and fire pit facilities are available on site and it was lovely to see and smell the fires as we sat watching the evening sunshine. One of the wonderful things about the location of the site is that it gets the sunshine from sunrise to sunset, no mountains, hills or tall trees to get in the way. Brilliant. Locally sourced produce can be ordered via the site managers; that’s a lovely service to offer. We loved our stay and will be returning for future visits

Nice quite site with Lovely views

Nice site with basic but very adequate and clean facilities. Lovely views all round across farmland and the sea. We enjoyed watching the lambs play in the next field. The walk to the bus stop into Brighton only took just over 15 mins (wouldn't recommend for buggys or wheelchairs as its a very uneven footpath but there are are probably other routes on the road). Booking and check in was straight forward, we got to pick our pitch. Some of the pitches are more sloped than others. We didn't find it a problem though. Overall a lovely site and we would likely be staying again.

Rural gem

A great stay, very friendly owners and gorgeous views all around. Nice and quiet and lots of room per pitch. Despite being told about shower pressure and heat being on top of the downs, we were impressed. Great shower and toilet facilities. Checked in later as owners on site so it gave us flexibility. We loved our stay!

A beautiful stay at a beautiful farm

My partner and I camped here this weekend. Although the weather was on nobodys side the farm was beautiful with amazing showers and toilets - cleaner than a lot of hotels we have stayed at! The farm is a huge working farm so may require a few minutes walk to see other animals but you are surrounded by fields and farm animals. The local town is stunning with historic buildings. The locals were all friendly and you often see horses being ridden or walked around. We will definitely be staying here again and I have recommended Stud Farm to loads of people since!

Amazing campsite!

Loved our stay at Stud Farm. The view all around was incredible, and the walks from the site are excellent. Half an hour down to saltdean and the beach cafe and then access across the downs. Lovely pitches and facilities, was able to have a fire on site in the evenings and some great birdwatching in the mornings. The owner was very friendly, really helpful, and loved watching her dog riding in the front seat of the car for all the check ins! Will definitely be back.
