🌿 Welcome to Tipsy Tree Glamping 🌿

Set on our peaceful family-run farm at Snape Bank, Tipsy Tree Glamping is an adults-only countryside retreat designed for couples looking to relax, unwind, and escape busy everyday life.

Surrounded by open fields and nature, our small working farm is home to Hereford cattle, pedigree Ryeland sheep, free-range hens, and three very cheeky pygmy goats 🐐💚 Farming has been part of our family for generations, giving Tipsy Tree a warm, personal feel and a true connection to the countryside.

Each of our individually styled glamping units is completely private and thoughtfully designed to offer comfort, peace, and a touch of luxury. Guests can enjoy:

We’re conveniently located just 2 miles from Junction 16 of the M6, with two traditional country pubs nearby, both called The White Lion, ideal for scenic walks and cosy meals.

🌿 Minimum 2-night stay policy.

Tipsy Tree Glamping is primarily an adults-only retreat, offering peaceful and relaxing countryside escapes. However, our new Eclipse Hideaway is the exception and welcomes families with older children aged 14 and over. All of our other glamping units remain exclusively for adults.

Booking Policy

  • 🕒 Arrival & Departure
    Check-in is between 3:00pm and 8:00pm.
    Check-out is 10:00am at the latest.

    Late arrivals must notify the site as soon as possible. Bookings will be held for 24 hours only, after which management reserves the right to re-let the unit.

    🛏️ Bedding
    Bedding for 2 guests is included. .

    🐾 Dogs
    Well-behaved dogs are very welcome but must be kept under strict control at all times, and guests must clean up after them.



Cancellation Policy

📅 Cancellations & Booking Policy

• Cancellations made more than 30 days before your arrival date will incur a 30% cancellation fee, equal to the non-refundable deposit paid.
• Cancellations made within 30 days of arrival are non-refundable.
• Bookings are nominative and non-transferable.
• No refunds or discounts will be given for bad weather, late arrivals, or early departures.

  • We strongly recommend taking out suitable holiday insurance to cover any unforeseen cancellations or losses.
