Tipsy Tree glamping is set on a small working farm Snape bank.
We have a suckler herd of Hereford cattle and breed pedigree Ryeland sheep there is a small flock of hens with fresh free range eggs to be found for sale at our gate in the honesty box.
Our farm has been farmed by several generations of the same family over many years, with Jim's grand parents moving here during the 2nd world war and his father handing the reins over in the mid 1980's.
After a family discussion we decided to name the site after a much loved tree in our big field which has a fabulous story and does lean somewhat.
With 2 black and white pubs both called The White lion and both just over a mile away in opposite directions we are ideal for country walks.
This is an ideal for those wanting to get away from the hustle and bustle of life to relax, unwind and enjoy the peace and tranquillity of our perfect rural retreat,or stop off to break up long journeys for folks travelling up and down the M6 as we are some 2 miles from Junction 16.

Booking Policy
- Check in time is between 3pm and 7pm. Check out is 10.00am at the latest.
- Late arrivals must notify the site as soon as possible. Your booking will be held for 24 hours. After this period the management reserves the right to re let your unit.
- Bedding for 2 guests is included however for additional guest we do ask that you provide your own, or it can be hired for us please see extra's
- Dogs are most welcome but must be kept under strict control and you must clean up after them.
- Dogs are not allowed on any of the furniture. Failure to comply could incur additional cleaning fee and or guest being asked to leave.
- Dog mess MUST be bagged and binned.
- IT IS STRICTLY FORBIDDEN TO LEAVE DOGS/PETS ALONE/UNATTENDED IN THE UNIT AT ANY TIME
- Guest can walk our fields but must ask first which ones are ok as we have livestock.
- Quiet hours must be respected between 9:30 p.m. and 7 a.m.
- We ask that the ash is removed from the pizza oven, fire pit and interior fire if they have been used.
Cancellation Policy
- Cancellations made more than 30 days before the holiday start date will be subject to a 30% cancellation fee, equal to your non-refundable deposit paid.
- Cancellations made within 30 days of the holiday start date will not be refunded.
- Bookings are nominative and non-transferable.
- No refunds/discounts for inclement weather, late arrivals or early departures.
- We suggest you take out the necessary holiday insurance to cover any losses.
